Cancellation Policy //

Cancellations more than 30 days out are fully refunded after a $100 cancellation. Cancellations 15-30 days prior to reservation will be charged 50%. Cancellations within 14 days of rental will not receive a refund. We recommend you purchase travel insurance with a Cancel for Any Reason clause (CFAR) to protect your vacation investment.

NOISE ORDINANCE //

Anna Maria Island has a zero tolerance for noise after 9 PM. Please show consideration for your neighbors. No loud music or parties after 9 PM. If a neighbor complains the Police Department has no choice but to file a complaint. Any tickets issued by the police department for noise violations will be the responsibility of the guest and may result in immediate eviction with no refunds of rent or deposits.

Required Statement by Ordinance: "You are vacationing in a residential area. Please be a good neighbor by keeping the noise to a respectful level during the day and night. Excessive and unreasonable noise can deprive neighbors of the peaceful enjoyment of their private property."

RENTAL TERMS //

A minimum 7 night stay is required per Holmes Beach ordinance. Please ask about discounts if you are staying longer than 7 nights.

Rental Agreement //

LIABILITY

The Lessor does not assume any liability for personal or property loss, damage, or injury during your stay. The management also reserves the right to refuse service or rentals to anyone at their discretion. The guests are liable for their own safety and should have their children supervised by adults at all times, especially when young children are playing around the pool areas and kitchen/grill areas. 

----- MECHANICAL FAILURES -----

No refund or rate adjustment shall be made for unforeseen mechanical failures such as the supply of electricity, telephone service, water, tubs, air conditioning, television or cable service, appliances, etc. We'll do our best to get any mechanical failures repaired as soon as possible.    Maintenance of equipment may be required during your stay and a service contractor may require access to the equipment inside of units.

----- TRAVEL INSURANCE -----

For peace of mind we recommend travel and trip insurance to cover you in case of flight delays, cancellations, liability, health and loss and damage to personal items. 

---- Local Ordinance Compliance ------

Holmes Beach has very restrictive ordinances related to vacation rentals and vacation rental guests.  Casa Coconut AMI fully complies with all Holmes Beach ordinances and expects guest to do the same.  Noise and number of allowable guests are stringent enforced.  Should a nuisance or occupancy violation be issued by Holmes Beach to a guest, Lessor reserves the right to immediately evict guest with no refund of remainder of the rental term.

-----Pets and Animals --------

Casa Coconut AMI welcomes well behaved pets.  The fee for pets shall be $20 per day, per pet.  A limit of 2 pets per unit shall be enforced.  Unfortunately, we are unable to accept Pit Bulls, American Bulldogs, or Rottweilers as our insurance carrier specifically excludes those breeds.

Pets must be on a leash and attended 100% of the time while outside. Service animals shall not be left without owner at any time and may not be left inside or outside unattended.

----- Beach Equipment -------

Various beach equipment is made available to our guests.  As equipment breaks, it is taken out of service and may not be immediately replaced.  Any pictures of equipment in listings are an example of what is available may not reflect the actual items at any given time.  All beach equipment is provided for Casa Coconut AMI guest use only and on a first come, first served basis.  Guest may not loan or give equipment to non-guests.  Beach equipment is not to be brought inside a unit or stored in a manner that restricts of guests from access to the equipment.  Guests waive all liability claims for use of or failure of any provided beach equipment.  Use equipment at your own risk.
